Sr. Quantity Surveyor - Post Contract

The Senior Quantity Surveyor – Post Contract will be responsible for managing all commercial and contractual aspects of assigned interior fit-out projects after contract award through to final account settlement. The role will ensure effective cost control, valuation, variation management, subcontractor administration, claims, payments, and commercial reporting throughout the project lifecycle. The position requires strong knowledge of post-contract quantity surveying, construction contracts, UAE fit-out practices, and commercial management, with the ability to work closely with Project Managers, clients, consultants, subcontractors, suppliers, and senior management.

About the opportunity

- Take responsibility for the commercial management of assigned fit-out projects from contract award through final account closure.
- Review contract documents, BOQ, specifications, drawings, scope of works, rates, and commercial conditions.
- Prepare regular cost reports, forecasts, and commercial updates for management.
- Identify, evaluate, measure, and price variations and additional works.
- Maintain a comprehensive variation/change order log and monitor approval status.
- Ensure variations are properly documented, valued, submitted, negotiated, and approved.
- Review client instructions, site instructions, design changes, and additional requirements for commercial impact.
- Prepare and submit monthly interim payment applications in accordance with contractual requirements.
- Prepare detailed valuation backup and supporting documentation.
- Measure completed works and verify quantities against drawings, BOQ, site records, and approved variations.
- Follow up on outstanding payments and support the commercial team in maintaining healthy project cash flow.
- Prepare and manage subcontractor and supplier accounts throughout the project.
- Ensure subcontractor payments are aligned with approved work progress and contractual terms.
- Manage subcontractor variations, deductions, contra charges, and final accounts.
- Monitor actual project costs against approved budgets and contract values.
- Prepare project cost reports and identify variances requiring management attention.
- Identify potential contractual claims, extensions of time, loss and expense, and other commercial entitlements.
- Prepare and support claims with appropriate contractual, technical, and financial documentation.
- Maintain proper records to support claims and protect the company's contractual position.
- Prepare and negotiate the final account with clients and consultants.
- Ensure all approved variations, claims, omissions, and outstanding commercial matters are incorporated into the final account.

Requirements

  • Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
  • Minimum 8–12 years of relevant experience, with strong post-contract quantity surveying experience.
  • Minimum 5 years of experience in a senior QS/commercial role within the UAE.
  • Proven experience in interior fit-out, construction, commercial, retail, hospitality, F&B, office, or high-end fit-out projects.
  • Strong experience in variations, interim valuations, cost control, claims, subcontractor accounts, and final accounts.
  • Good understanding of UAE construction contracts and commercial practices.
  • Experience dealing directly with clients, consultants, subcontractors, and suppliers.
  • Strong knowledge of BOQ measurement and valuation principles.
  • Proficiency in MS Excel and quantity surveying/commercial software; knowledge of AutoCAD and ERP systems is an advantage.
